The Association’s policy is that only members in good standing may use the amenities and rent their home. The Association does not permit subletting. Owners renting out their unit shall be deemed to have exclusively assigned to their tenant(s) the sole rights relating to the use of amenities, common areas, and community recreational facilities; the fitness center is excluded for short term rentals.
The Association charges a fee beyond the annual assessment to establish a fair and equitable fee to cover the administrative costs incurred by the Association for the tenant processing so that these administrative costs are not passed onto the non-renting members.
The processing of tenants, regardless of whether they are short term or long term, starts with an Annual Owner Certification of Compliance registration each year. Then there is the tenant registration form and lease required for each rental. This documentation is required by the Association to be completed for every tenant.
If you are an owner who rents your property, you will need to submit the Annual Owner Certification of Compliance form with payment of the $175.00 annual registration fee on or before January 1st. Each rental within the year is $40.00, regardless of whether it is short or long term.
Short Term Rentals (1-29 days)

- All payments and STR form along with the lease must be received three days prior to the tenant’s arrival date, or a $75.00 late payment fee will be applicable.
Long Term Rentals (30+ days)

- Payment of $40 for each rental
- All must be received seven business days prior to the tenant’s arrival date, or a $75.00 late payment fee will be applicable.
The fee must be received prior to the rental registration. Tenants will be denied access if payment is not received.
Fine of $500.00 assessed to members that fail to register their tenants.

All forms must be completed in their entirety. If not, the package will be returned to the property owner or property manager for completion; this includes the ages of the individuals as well as animals. Stroud Township Rental License determines the number of vehicles on the property.
We ask that you inform your tenant on how to be a good neighbor regardless of the length of their stay, short or long term. Please remind your tenants that the use of vessels (boats, kayaks, canoes, etc.) on neighboring properties along the shoreline is not for their use. Quiet hours are from 11:00 pm to 7:00 am, and leaving totes at the edge of the street is not permitted.
